LANDLORD'S AUTHORITY TO CUT KEYS

This form will be used to provide a locksmith or other party with your authorisation to cut specialist keys to the property when under our managment.
I/We, the owner(s) of the above property, hereby provide my/ our authorisation for keys to be cut for the aboe property as follows:
Please indicate the TYPE of keys and any serial numbers or codes if applicable (Please also note that in the case of communal secure entry systems it is sometimes necessary to obtain permission / keys from the managing agent. Please provide details if this the case

IMPORTANT NOTE TO LANDLORD


We will pay ground rents, service charges, water rates (where applicable), and any other costs that are due by the Landlord (other than renewing insurance policies) and account to the Landlord on the rental statement. To enable us to make these payments, the Landlord must instruct the various parties to send all bills to us. We will question any apparent discrepancies but we are unable to accept liablity for any disputes over payments made on bills that appear to be in order. Since we are unable to make payment in excess of the money available to us in the Landlord's account, we will need to retain a working float, to be held by us at all times to enable us to meet all expenditure. It should be noted that no interest is paid to the Landlord on monies held by us. The amount of the working float is dependent upon the type and size of property and the time of the rental payments (i.e. monthly / quarterly ). Please refer to the Letting and Property Management Guide and Terms of Business.

LANDLORDS OWN CONTRACTORS


In the majority of cases we can use contractors suggested by the Landlord, however , we reserve the right to instruct other contractors aswe see fit.
